6 Steps To The Home Buying Process


On The Hunt

Once your qualification is underway and you know how much you can and want to invest, the next step is to search for properties that meet your specific needs and wants. Whether looking for new construction, a fixer-upper, close to town, or farther out, I have many resources that will assist in that search.

Choosing The Property

My job is to provide you with the most knowledge of available properties that best match your search criteria. Now it is time for you to make the final selection. This is an exciting, emotional, and for some a stressful time. As your Realtor I can make the process more enjoyable. I will work on your behalf to confirm things such as utilities, zoning, taxes, schools, etc.

Negotiating

The time has come. You have chosen the right property for your investment. There are many negotiating factors to shuffle through. A few of these would include price, terms, financing, seller concessions towards closing costs or home warranty, date of possession, repairs and any personal property that may or may not convey. My responsibility includes crafting a purchase agreement that details the above mentioned items, as well as specifying a period of time in which inspections, surveys, and closing should occur.

Due Diligence

After all parties, both buyers and sellers, agree to and sign the negotiated purchase agreement, it is time to complete the evaluation of the property. This period of time allows for items such as, but not limited to, licensed home inspector to thoroughly inspect and report on the condition of the property, termite inspection, septic tank and well tests, survey of property, professional measurement of the home, confirmation of easements, and verification of clear title. Title indicates ownership of property. I will be a vital resource in the scheduling, understanding, and making recommendations along the course of this phase of purchasing.

Financing

Your preliminary financing approval will become finalized as closing date draws near. Some of the documentation from the inspections must be made available to the lender. As your Realtor, I work on your behalf to provide necessary paperwork or documentation to move toward closing.

Closing + Settlement

Finally it is time to make this property yours. This is known as a closing. An attorney will handle this process. I will refer you to a local attorney and will guide you through the steps to ensure a smooth closure to the deal.
